With 5 straight years of a sellers market, buyers fighting over homes, and huge increases in median value, have things finally hit the peak? If so, what the heck happens next?
Is the market going to crash?
Soften?
Keep moving forward?
In this weeks video I have condensed an hour long interview between Tom Ferry and Steve Harney. I take this video down to about 4 minutes and add statistics for the Sacramento / Folsom housing market. Steve Harney is one of Inmans Top 100 market influencers and a go-to source for real estate data. He was one of the first people I know of who was warning the world about the last housing market crash. One thing is for sure, Steve is positive that this change in the housing market is nothing like the last, and even things the market will go up in value over the next 5 years!

With the change in the market I suggest checking the value of your home here:

Thank you for the very useful information on your blog. I'm looking for a new home in the Sacramento area (currently living in the Bay area), and have visited a few model homes in West Sacramento and the West Park/Fiddyment locations in Roseville, but I'm not familiar with the builders there: KB Home, Woodside Homes, Taylor Morrison, Lennar, K. Hovanian Homes, Signature Homes and D.R. Horton.
I've heard that Sacramento is prone to flooding, especially the Natomas area, and only West Sacramento is OK, so currently I'm only focusing on Roseville.
- From your experience, which builders have the best reputation and track record of building good quality homes in Roseville?
I like the KB home models at West Park in Roseville (North of Pleasant Grove and West of Westbrook Blvd) but it seems like a dead-end location unless they expand to the west of that area in the future. The area between South of Pleasant Grove, North of Baseline Rd and West of Fiddyment Rd seems like a better area which will continue to be developed in the next few years with builders like Lennar, Taylor Morrison and Woodside homes.
- The Folsom ranch area is also new and interesting but only Lennar & Taylor Morrison are building there, while the New Home Company will start building at the Russell Ranch site some time this summer. Do you think Folsom/Russell ranches are better locations than the Roseville sites mentioned above?
Thank you very much for your time and advice.
Regards,
Tom
