If you have had your home on the market for a while now, but was unsuccessful in selling, or you need to sell, then the autumn weather may bring a bit of anxiety. The peak home-selling season has passed, so you may feel as though you missed your only opportunity to sell. We poled agents on Twitter, and their answer was surprising: The Fall is a great time to sell your home.

Here’s how selling your home in fall can be a blessing in disguise.

Less Competition Means a True selling advantage

It’s true that most properties sell during the months of May thought August, but there are plenty of interested buyers all year long. Last year I sold a home on Christmas Eve!

Less competition means your home will sell faster and for more money. Simple supply and demand.

Home buyers with fewer housing options are more likely to overlook minor flaws to get into a home sooner.

Buyers also feel the need to entertain and get the family together. They see themselves with the Christmas tree, kids gathered, and family dinners during the Thanksgiving and Christmas seasons. Buyers want to be in there home, so the motivation increases in late September and early November.

Less Foot Traffic but More Serious Buyers

The fall and winter months might mean less traffic, but buyers looking for homes during this season typically need or want to buy soon. Relocator's, desperate buyers, expired leases and emotional Christmas buyers are the people who are going to be purchasing this time of year.

With shopping, holiday parties, school in session, and kids athletics the calendar is full for families. If they schedule a window to look at your home or visit the open house, they are generally more motivated and serious.

Getting Your Home Market Ready

Now, more then ever, it's important to be truly "market ready." The rules still apply:

  • Clean, Clean, Clean!
  • Declutter.
  • Make all needed repairs.
  • Add curb appeal.

Do I still Decorate for the Holiday's?

The answer might surprise you....YES! Add Mums to the garden in September, keep things simple for Halloween, add the smell of baked treats during Thanksgiving, and go nuts for Christmas. Give the feeling of fun, family, and home. This will help give your buyers an emotional tie to your home and allow it to stand out.
